These Terms of Use govern your access to and use of LongStay.life ("LongStay", "we", "us", or "the Service"). By using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. What LongStay does

LongStay is an online platform that helps users discover long-term rental properties and contact property owners, real estate agents, agencies, or other property providers. LongStay may organize, standardize, translate, or display property information supplied by third parties to make listings easier to search and compare.

Unless explicitly stated otherwise, LongStay is not a landlord, property owner, real estate agency, broker, payment processor, escrow service, or party to any rental agreement.

2. Listings and availability

Property descriptions, photographs, prices, availability, locations, amenities, rental periods, and other listing information may be provided by independent third parties. We try to keep the Service useful and current, but we do not guarantee that every listing is complete, error-free, legal, available, or unchanged at the time you contact a provider.

You should independently verify all information that is important to your rental decision before signing an agreement or making any payment.

3. Important payment safety notice

LongStay does not accept rental payments, deposits, reservation fees, commissions, or any other payments on behalf of property providers.

Do not transfer money in advance to an agent, landlord, agency, or any other third party, even if they ask you to do so.

Before paying anything, inspect the property in person, verify the identity and authority of the person or agency offering it, review the rental agreement, and make payment only when you are satisfied that the property and provider are legitimate. We strongly recommend completing payment and signing the agreement at the property you intend to rent or at the verified office of the responsible real estate agency.

Payments made directly to third parties are outside LongStay's control. LongStay cannot guarantee, reverse, recover, or reimburse money transferred to a third party.

4. Contacting property providers

When you send an inquiry through LongStay, information you provide may be shared with the relevant property provider so they can respond. Property providers are independent third parties and are responsible for their own communications, representations, conduct, and transactions.

Use reasonable caution when communicating outside LongStay, including through Telegram, WhatsApp, Zalo, email, telephone, or other services.

5. Rental agreements

Any rental agreement is made directly between you and the property owner, agent, agency, or other provider. LongStay does not negotiate or sign the agreement for you and does not guarantee the performance of either party.

You are responsible for checking the rental terms, identity of the contracting party, ownership or authority to rent the property, deposit conditions, cancellation terms, utilities, local registration requirements, taxes, fees, and any other obligations that apply to the rental.

6. User accounts and saved content

You may be able to create an account, save favorite properties, view inquiries, or use other personalized features. You are responsible for keeping your login credentials secure and for information submitted through your account. You must not use another person's account without permission.

7. Acceptable use

You must not use LongStay to commit fraud, impersonate another person, send spam, distribute malicious software, interfere with the Service, scrape or harvest personal data without authorization, attempt unauthorized access, publish knowingly false or unlawful information, or use the Service in a way that violates applicable law or the rights of others.

8. Property providers

Agents, agencies, owners, and other providers using LongStay are responsible for the accuracy, legality, and current status of the information they provide and for having the right or authority to offer the property. LongStay may correct formatting, remove duplicate information, restrict, suspend, or remove content or access where we reasonably believe it is misleading, unsafe, unlawful, abusive, outdated, or harmful to users or the Service.

9. Third-party services and links

LongStay may link to or interact with third-party services such as messaging platforms, maps, email services, or external websites. Those services are governed by their own terms and privacy practices. LongStay is not responsible for the availability, security, content, or actions of third-party services.

10. No guarantee of a rental

We do not guarantee that you will find a suitable property, that a provider will respond, that a listing will remain available, or that a rental transaction will be completed. Search results and filters are tools for discovery and do not constitute professional, legal, financial, or real estate advice.

11. Liability

To the maximum extent permitted by applicable law, LongStay is not responsible for losses arising from inaccurate third-party listing information, communications or disputes between users and property providers, third-party payments, the condition of a property, or the acts or omissions of independent providers. Nothing in these Terms excludes rights or liabilities that cannot lawfully be excluded.

12. Privacy

Your use of LongStay is also subject to our Privacy Policy, which explains how personal information is collected and used.

13. Changes to the Service or these Terms

We may update the Service and these Terms from time to time. The current version will be published on this page with an updated date. Continued use of the Service after an update means you accept the revised Terms, to the extent permitted by applicable law.

14. Applicable law and mandatory rights

These Terms are subject to applicable law. If mandatory consumer or other legal protections in your country give you rights that cannot be waived by contract, those rights remain unaffected.
